Position: HVAC Specialist 3
Department: Facilities
Job Summary: Performs a wide variety of skilled tasks related to
the maintenance and repair of heating, ventilating, and air
conditioning units as well as kitchen equipment for the Gaming
Enterprise Division's (GED) buildings and facilities. This is the
third in a series of four (4) classifications. Incumbents work at a
high level of expertise, exercise judgment and independence in
performance of duties, and will instruct others.
Duties and Responsibilities (specific areas of responsibility
include but are not limited to):
- Performs the duties of HVAC Specialist 1 and 2.
- Troubleshoots, repairs, and services kitchen equipment such as
refrigerators, fryers, and ovens
- Completes routine and complex work orders with minimal or no
direction and in cooperation with other team members, when
necessary.
- Assists with maintaining a preventive maintenance program.
- Completes preventive maintenance work orders on a daily,
weekly, monthly, and quarterly schedule.
- Inspects the work of others, as assigned.
- Assists with the maintenance of logs, records, preventive
maintenance schedules, and other records.
- Checks that all equipment is in working condition on a regular
basis and makes minor repairs; reports major issues to
supervisor.
- Maintains a clean and safe work area.
- Operates maintenance equipment safely and correctly.
- Responds to after-hours emergency calls, as needed.
- Assists with preparing job cost estimates for major, complex
projects.
- Provides job training for assigned crew members in skills
requirements of specific job tasks and compliance with
regulations.
- Enforces health and safety standards rigorously; ensures work
related injuries or incidents are reported to supervisor and
Security but also ensuresaccurate and timely records are maintained
for purposes of assessing training needs and taking corrective
action.
- Ensures that an inventory of equipment is maintained to be able
to respond to work requests in a timely manner.
- Interacts with vendors.
- Consults with supervisor on status of current and future
projects.
- Ensures all work performed meets with departmental, GED, and
applicable laws and regulations.
- Demonstrates continuous effort to improve operations, decrease
turnaround times, streamline work processes, and work cooperatively
and jointly to provide quality seamless guest service.
- Performs other job-related duties as assigned. Knowledge,
Skills, and Abilities:
- Knowledge of the principles and practices of HVAC maintenance
and repair.
- Knowledge of the principles and practices kitchen equipment
maintenance and repair.
- Knowledge of equipment, products, techniques, standards, and
procedures used for the installation, maintenance, and repair of
HVAC systems as well as kitchen equipment.
- Knowledge of computerized electrical circuits and systems as
they relate to heating, ventilation, air conditioning, and
refrigerated cooling.
- Knowledge of sheet metal, electrical, plumbing, and carpentry
trades.
- Knowledge of different types of filters, belts, and
sheaves.
- Knowledge of boiler control and building fire alarm
systems.
- Knowledge of standard hand and power tools and equipment used
in the trades.
- Knowledge of chemicals used in the trades
- Knowledge of occupational hazards and necessary safety
precautions.
- Knowledge of safety standards and precautions pertaining to the
trades.
- Knowledge of departmental and the GED's internal controls,
policies, and procedures as well as applicable laws and
regulations.
- Knowledge of basic recordkeeping techniques.
- Skill in programming and maintaining a computer-based HVAC
system.
- Skill caring for and using hand tools and equipment necessary
to perform tasks.
- Skill in locating and repairing defects in systems and
equipment.
- Computer proficiency with Microsoft Office Suite software,
especially word processing and spreadsheets, as well as
departmental software program.
- Strong organizational, planning, and time management
skills.
- Skill in working courteously with the public as well as
developing and maintaining good working relationships.
- Ability to work with minimal or no supervision.
- Ability to properly install refrigerant compressors.
- Ability to diagnose and resolve problems.
- Ability to repair and replace damaged parts and equipment.
- Ability to read and interpret applicable regulations.
- Ability to effectively communicate as well as understand and
follow specific instructions and procedures.
- Ability to understand and follow verbal and written
directions.
- Ability to work cooperatively with team members and
guests.
- Ability to establish and maintain effective relationships.
- Ability to exercise independent judgment and be fiscally
prudent in choosing materials, tools, and procedures in finishing
assigned tasks.
- Ability to estimate labor or material costs from blueprints or
work plans.
- Ability to observe, monitor, or compare data to determine
compliance with prescribed operating or safety standards.
- Ability to use hand and power tools in a safe, efficient
manner.
- Ability to perform mathematical and geometric computations
pertaining to the position.
- Ability to measure distances with a tape measure or other
measuring device.
- Ability to use graphic instructions such as blueprints,
schematic drawings, layouts, or other visual aids as well as
interpret a variety of instructions furnished in written, oral,
diagram, or schedule form.
- Ability to read blueprints, floor plans, and wiring diagrams as
well as interpret a variety of instructions furnished in written,
oral, diagram, or schedule form.
- Ability to make decisions based on information received from
team members or guests.
- Ability to distinguish between the full range of colors in the
color spectrum to work with electrical wires.
- Ability to work safely without presenting a direct threat to
self or others.
- Ability to lift, carry, and climb ladders to reach work areas
as well as push and pull scaffolds when required to complete the
job task.
- Ability to work at heights greater than ten feet.
- Ability to remain in a standing position for extended periods
of time.
- Ability to lift arms above shoulder level to work in ceiling
areas or on light fixtures.
- Ability to work in small, cramped areas such as ceiling crawl
spaces, equipment enclosures, closets, etc.
- Ability to work or inspect in confined and/or hot spaces
including but not limited to attics, crawl ways, and roofs.
- Ability to work in adverse weather conditions.
- Ability to travel across rough, uneven, or rocky surfaces.
- Ability to independently push, pull, and turn a tool cart
(maximum weight up to 300 pounds) and wear fitted tool belt
(maximum weight up to 20 pounds), with or without a reasonable
accommodation.
- Ability to move heavy objects (50 pounds or more) long
distances (more than 20 feet).
- Ability to do heavy lifting, bend, stoop, kneel, crawl, walk,
and stand for prolonged periods of time.
- Ability to withstand exposure to dust, noise, fumes, high
voltage, and toxic materials.
- Ability to work in a smoking environment.Minimum
Qualifications:
- High school or General Equivalency Diploma.
- Seven (7 ) years experience installing and maintaining
commercial / industrial HVAC, cooling towers, water tube boilers,
and high and low voltage electrical systems.
- Must possess EPA 608 Universal Technician Certification.
- Must have a valid Arizona Driver's License.
- Computer proficiency with Microsoft Office Suite software,
especially word processing and spreadsheets, as well as
departmental software program.
- Demonstrated track record of reliability, responsiveness, and
initiative.
- Demonstrated track record of providing excellent guest
service.
- Must be able to work any shift, weekends, holidays, special
events, and overtime, as needed.
- Must have employment eligibility in the U.S.
- Must be able to obtain, maintain, and retain a valid gaming
license.
